Project: U.S. Grant Hotel Renovation

Description: 315,000sf full renovation of a historic hotel into a Starwood Luxury Collection property. The 13-level hotel includes 270 distinctive guest rooms with 47 suites of which two are bi-level Presidential suites; 33,000sf of opulent ballrooms and event space outfitted with a fully integrated, state-of-the-art audio visual system; Grand Lobby, Legendary Grant Grill and Lounge, fitness center, business center, gift boutique, public space, back of house areas, executive offices, banquet kitchens, central plant and building infrastructure modernization.

Now rated as a four-diamond hotel by AAA, the project also entailed managing the activities of the purchasing agent contracted to coordinate the execution of purchase orders, procurement, delivery and installation of the furniture, fixtures, and equipment (FF&E). Because the hotel is a historic building, listed with the National Registrar of Historic Sites since 1979, special consideration had to be taken to protect and restore the historic finishes. The project, located in the Gaslamp District in downtown San Diego, posed logistical challenges such as limited staging area and limited access.

Description: Site development to facilitate construction of a 95,000sf, 173-room hotel. Project includes construction of a 16,000sf commercial building core and shell, a 4,000sf Buster’s Beach House & Longboard Bar restaurant, and 2,000sf tenant improvement of banquet space in an adjacent building. The project required Reynolds Project Management to coordinate with several entities including: the Owner, the Developer, the Tenant, the Architect, the Restaurant Architect, and Contractors.

Description: Reynolds Project Management had been providing project management services on behalf of the Land Owner for the site development of this project. But when the Developer saw the value that we brought to the project, he asked Reynolds Project Management to assist with the construction of the hotel being built on the site.

This project entailed the ground-up construction of a 95,000sf, 4-story, 173-room Best Western hotel including lobby, meeting rooms, board room, and pool. As customary with hospitality projects, Reynolds Project Management assisted with the coordination of the furniture, fixtures and equipment (FF&E) purchasing and delivery.
 


 
         
         
  Project: Law Office

Description: This project was an adaptive re-use of an existing “big box” type retail store that was converted into law offices.  The 26,000sf tenant improvement included a conference center, mock court room, front lobby, staff lunch room, staff & client restrooms, fitness room, shower rooms, open office area for cubicles, and private offices.  The TI also included a section of offices that can be leased to outside attorneys and may also be used by the R. Rex Parris Law Firm when they expand in the future.  The project included upgrades to the building shell such as new windows, Solatubes, a new roof, insulation, and exterior signage. Seismic upgrades were performed at the roof structure.  New mechanical, electrical, and plumbing systems were installed.

This project earned LEED Gold certification from the U.S. Green Building Council.  The project embraced energy efficient design and received rebates from the Savings By Design Program as well as a tax deduction for IRC section 179D.  Reynolds Project Management generated a feasibility study for the client and assisted in the building selection. Reynolds Project Management provided turnkey services for this project that ranged from working with the Planning Department to obtain the necessary approvals to furniture procurement and move-in coordination.

 



 
         
         
  Project: Nursing and Rehab Center Renovation

Description: This project entailed a 39,000sf selective interior remodel of the facility focusing primarily on finishes and furniture. Renovated areas included 59 resident rooms, all public space corridors, front lobby, nurse stations, therapy room, showers, conference room, dining room, and activities room. The public areas and select resident rooms received new furniture and window coverings. New millwork was installed at the nurse stations. The facility remained fully operational during the renovation.
 
 
         
       
  Project: Office Build-Out

Description: This project consisted of a 14,600sf build-out of executive office space on the 4th floor of a mid-rise office building on Hollywood Boulevard. This project is located in downtown Hollywood, just two blocks away from the famed Mann’s Chinese Theater and Kodak Theater. Therefore, there was no laydown or staging area and special provisions had to be made including the coordination of just in time deliveries. As not to disturb the other tenants in the building, construction work was conducted after typical office hours, including weekends. Reynolds Project Management’s services also included coordinating the warehousing, delivery, and installation of owner furnished materials and furniture.
 

 
       
       
  Project: Best Western Yacht Harbor Hotel Renovation

Description: Multi-phased renovation of a 55,000sf, 6-story existing, operating hotel. Scope included building skin modification and upgrade, an addition to the hotel lobby, ADA guestroom upgrades, business center, meeting room, public space, sitework, the main vehicular drop off and pedestrian entrance, parking lot (partial), mechanical upgrades, and renovation of a restaurant shell in an adjacent building.

The hotel was operational during the renovation and at maximum occupancy from time to time. All work had to be coordinated to accommodate the operational needs of the hotel staff and completed safely and with minimal disruption the hotel guests. This included creating alternate vehicular and pedestrian entrances, assisting the hotel in setting up a temporary front desk, utilizing signage to keep hotel guests informed, and erecting temporary partitions to keep hotel guests safely out of the construction zone.

As typical with existing buildings, a number of unforeseen conditions arose. Additionally, the project schedule was aggressive so that the renovation would be complete for the hotel’s summer season. Under the leadership of Reynolds Project Management, the project team found creative, effective solutions and properly managed the schedule to achieve the completion milestone. The project required approval by the Unified Port of San Diego.

Description: This project consists of a partial demolition and complete remodel of an existing hotel including the ground-up construction of a new 4-story, 52,000sf  addition to the hotel.  The new hotel will be a 73,000sf facility with 111 guestrooms.  The project includes complete demolition of the sitework and construction of new landscape, hardscape, pool, and courtyard area.  The public space of the hotel includes a meeting room, board room, fitness center, business center and a 5,000sf restaurant.

Description: After successfully completing both the Best Western Marina Gateway Hotel and the Jamaica Bay Inn, the Pacifica Hotel Company enlisted Reynolds Project Management again to assist them with their next project in Marina Del Rey, CA. The project consists of a complete remodel of an existing hotel and converting the property to a Hilton Garden Inn. The scope of work includes new building skin, exterior windows & doors, roofs, hardscape, landscape, and deck coatings. The pool will be renovated. The building interiors will receive new all new finishes and FF&E (furniture, fixtures, and equipment). The mechanical, electrical, and plumbing systems will be renovated. The hotel includes 108 standard guestrooms, 26 bungalow guestrooms, public space, meeting rooms, a business center, a hospitality suite, a restaurant, and administrative areas. Reynolds Project Management also provided an initial planning budget for this project.

This project necessitated Reynolds Project Management to coordinate multiple entities such as the Owner of the property, the developer of the property, the restaurant operator, as well as the designers and contractors..

Description: This project entailed a renovation of the resort lobby which included finishes, furniture, millwork, select MEP systems, minor structural work, and new exterior wood doors and windows.  The renovated lobby includes a business center, sundry shop, public restroom, seating areas, and front desk.  The lobby renovation schedule was specifically planned around hotel business and was successfully completed in 7 weeks. The hotel remained fully operational during the renovation and a temporary front desk was set-up for guest use.
 
 
         
         
 

Project: The US Grant Spa TI

Description: After successfully completing the renovation of the US Grant Hotel in 2006, Reynolds Project Management was invited back to lead the planning, design, and construction process for the addition of a spa within the Starwood Luxury Collection Hotel. The project entailed the build-out of an approximately 8,700sf high-end spa in the existing, operating hotel. Scope includes six single treatment rooms and one couple's treatment room, salon, retail and reception area, locker rooms, steam rooms, heat bath rooms, pre and post treatment lounges. The project also includes relocation of hotel functions to facilitate the Spa tenant improvement.

The hotel will remain fully operational during the renovation. The project, located within a historic hotel in downtown San Diego, will pose challenges such as: logistical issues associated with a downtown tenant improvement, limited staging area, and limited access. The start date of construction is pending.
